Top Tips for finding the right builder for your next home improvement project.

Are you dreaming of more space and looking to build an extension? Or wanting an outside office to escape the house? Perhaps an open-plan family kitchen where you can all relax? Whatever your home improvement project it is important to find the right builder for you – here are our top tips:

  1. 1. Do your research – ask friends and family who may have had work completed, or search online looking for builders who are members of well known trade associations.
  2. 2. Get references – any ‘good’ builder will be happy to share previous clients contact details for you to talk to, or visit.
  3. 3. There are many different types of builder, they may have particular specialisms, ask if they have carried out a project similar to yours.
  4. 4. Have a specific plan of work before meeting with builders for a quote. Or ask for a detailed written quote which is clear what is included and what is not. This should include site maintenance, clearance, material supplies etc.
  5. 5. Ask for confirmation as to whether planning permission is required and if they will need to apply for Building Regulations approval.
  6. 6. Be clear on timescales.
  7. 7. Agree a clear payment schedule with your builder – a ‘VAT-free’ deal means you won’t have a valid contract as there is no proof of payment. If the job consists of several phases, you could reasonably be asked to pay for each stage as it’s completed.
  8. 8. Establish lines of communication – How does the builder plan to keep you up to date with the progress of the job?
  9. 9. Ask if the builder is insured. Every builder should have Public and Employers Liability insurance as a bare minimum. You should also check they have Contract Works insurance to cover damage to the new work they are building.
  10. 10. Check if the builder offers a guarantee on their work, and what this covers.
